Your Listing Agent

Hiring a listing agent to sell your house is probably the best thing you can do to help the property sell quickly and for the best possible price. However, not all listing agents are created equal. Some people hire them to sell their downtown Toronto homes and don't see results. Others have unreasonable expectations about what their agent can do to help their home sell. It's important you go into this relationship with your eyes open, so here's an overview of what your listing agent should do for you.

Create a Listing

One of the first things your Mississauga real estate agent will do is create a listing that will represent your home in real estate publications and online. Your realtor will know the best features of your home to play up and how to estimate its square footage. Your realtor will probably want to take the listing photo herself, but may as you for one. Ultimately the asking price will be your decision, but your realtor will have advice to give you on what your home is worth based on statistics and their own experience.

Publicize Your Home

In order to get buyers interested in your Markham real estate you agent will now plaster your listing in every available venue. He will likely purchase ad space in the newspaper, post your listing outside his office, add it to any MLS he has access to, and online on his website. He should also post signs outside your home and may also use directional signs to divert buyers to your home if you live in on an out of the way street. He may also schedule an open house to drum up more interest, but its not always necessary.

Deal With Buyers

When a buyer wants more information about the listing, wishes the schedule a tour of your home, or makes an offer on your Newmarket houses for sale, it will be to your real estate agent. Your agent will also negotiate on your behalf, conduct the tours, and run the open house, which includes providing the food. However, she won't stage your home for you, neither will renovate or keep it clean to impress buyers. That's your job.

Make Time For You

You should also expect your agent to return your calls and address any concerns that you have. Most agents have several houses for sale in London, Ontario that they're working on at once, so you may not be able to get them on the phone immediately, but they should get back to you within a day or two. He should also be willing to meet face to face with you when you ask and provide you with progress reports on how things are going.
